Sellers quick Step-By-Step Process
- Discovery call to go over property information and set up meeting time.
- Meeting: We will go over research conducted, seller’s package, marketing and strategy plan for pricing and promoting home, as well as sign the listing agreement.
- Stage property (can be done either personally or professionally).
- Professional Photographer
- Promote and Show Home
- Go over each offer in depth.
- Accept offer.
- Open Escrow
- Hire a transaction coordinator (free for seller).
- Sign all necessary disclosures.
- Meet with appraiser (if any).
- Conduct any negotiations that arise after inspections (if any).
- Streamline process for target close date.
- Resolve all issues involving assessments, unpaid taxes, etc. (if any) prior to transferring to buyer.
- Verify property is insured preceding final deal closing. (Seller’s insurance policy).
- All warranties/service records for maintenance or appliances performed transferred to buyers.
- Close Escrow and funds transferred.
- Keys exchange hands.
